By paying a deposit you are confirming that you have read and agreed to these Terms and Conditions
In these Terms and Conditions, ‘we’, ‘our’, ‘us’ or ‘owner’, means the owner of the holiday cottage, Sail Mhor View. ‘Property’ and ‘accommodation’ means the holiday cottage. ‘Booking’ means the rental period that has been booked.
‘You’, ‘your’, ‘guest’ or ‘guests’, means all people named on the booking form (including anyone who is added or replaced at a later date), or authorised to stay as agreed in advance with the owner.
The contract between you, the party leader (the lead name on the booking form) and the owner is only formed upon receipt of the deposit by the owner and the owner issuing a confirmation (by email or post), of the booking dates. This is regardless of whether the booking is made online, by email, post, or telephone. The contract binds you and all the members of your party, and it is your responsibility to ensure that all members of your party accept these Terms and Conditions.
This contract is between you, the party leader, and us only – key collection details will be given to you only, and you must arrive yourself to collect them. You cannot transfer this booking to any other person without our prior written approval.
The property is let to you for the purpose of a holiday only and you therefore accept that the letting is a holiday let to which paragraph 6 of schedule 1 of the Private Housing (Tenancies) (Scotland) Act 2016 applies, namely ‘A tenancy cannot be a private residential tenancy if the purpose of it is to confer on the tenant the right to occupy the let property for a holiday’.
2.1 ALL GUESTS MUST BE ADULTS, AGED 18 YEARS PLUS. Guests arriving at the cottage with children (anyone under 18 years) will be in breach of this condition and the booking will be terminated immediately and without refund.

2.3 The number of guests using the accommodation at any time must not exceed 6. Only those people we have agreed to and have details for, can occupy the cottage. We reserve the right to terminate the booking without notice and without refund in case of breach of this condition.
2.4 We are especially for multi dog owners, and do not taking bookings where the number of people significantly outweighs the number of dogs, unless specifically agreed prior to booking. This ensures our availability for those with larger packs, and more limited options. We do not take bookings without any dogs at all.
2.5 We do not accept stag or hen parties, nor hunting, shooting, stalking, or fishing parties.
2.6 We do not accept motorhomes.

2.9 We do not allow candles in the property for fire safety reasons. Battery-operated tealights are provided for your use. Torches are provided for emergency use.
2.10 No fireworks are allowed at the property. The property sits in an area of Croft land and Common Grazing land and there are sheep, cattle, and ponies around in addition to an abundance of wildlife and pets. It is also a high wildfire risk area, all year round.
2.11 BBQs of any kind, including disposable ones, are not allowed at the cottage, as the property is in a high wildfire risk area, throughout the whole year.
2.12 Guests are not permitted, under any circumstances, to hire hot tubs whilst staying at the property.
2.13 Bedding, towels, and soft furnishings such as throws, and cushions must not be taken out of the property. (Separate towels for dogs are available in the old greenhouse – see 9.9 – towels provided in the cottage must not be used for dogs).
2.14 Any bedding or towels ruined by fake tan or make up will be charged for.
2.15 Any breakages must be paid for, and you must advise us as soon as possible and before you leave. (We completely understand that accidents happen, but if replacement items are required due to breakages or damage, we have a 130-mile round trip to Inverness for most items, which is not possible on departure day). The accommodation will be inspected at 10am on the day of your departure when we do the changeover, and you may be charged for any loss or damage found.
2.16 Guests are not to cause an annoyance or nuisance, act illegally or antisocially or conduct themselves in any such way that damage is likely to be caused.
2.17 We reserve the right to refuse a booking without giving any reason. A booking may not be confirmed if it does not comply with our Terms and Conditions, or a guests’ previous booking or holiday did not comply with our Terms and Conditions.
2.18 We reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes. Notice will be given where possible, unless in the event of an emergency, or if any guest is breaching the Terms and Conditions.
2.19 We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the person(s) named on the booking form may impair the enjoyment, comfort, or health of others.
2.20 We reserve the right to amend these Terms and Conditions.
3.1 If you or any guest within your party breaches your responsibilities as stated in these Terms and Conditions, you may all be required to leave the property during the period of your booking without compensation or refund. We will not be legally responsible to you as a result of this situation. This includes, for example, any costs or expenses you must pay due to not being able to stay in the property, such as the cost of finding other accommodation. Neither would we be under any obligation to find you any alternative accommodation.
4.1 We will maintain the property to a high standard.
4.2 We will ensure that the property is clean and tidy and in good condition at the start of your holiday period.
4.3 We will ensure that the property complies with all applicable laws and regulations during the holiday period.
4.4 We will respond to queries, complaints or problems which arise during the holiday period and do our best to resolve them.
4.5 We will deal with any complaints that arise after the holiday to the best of our ability, subject to them being made in writing and within 14 days of the end of the holiday as per our Complaints Policy (see section 17).

7.3 Returnable Security Deposit / Good Housekeeping Bond – a returnable deposit of £200 is required, to be added to the final balance payment. This returnable security deposit / good housekeeping bond reflects your agreement to leave the property and its contents in the condition in which you found it and to abide by other conditions as detailed in these Terms and Conditions. The deposit will be returned to you within 7 days of the end of your stay, subject to there being no claim on it.

8.3 All prices are for the property and are not on a per-person basis.
9.1 Dogs are welcome at the property (We LOVE dogs)! They must be housetrained, and over 6 months old at the start of your holiday.
9.2 Ear Cropped Dogs We do not accept dogs with cropped ears, which is illegal in the UK. If you have a genuine rescue dog whose ears have been mutilated in this way, you must provide evidence from the UK rescue from which they were adopted, and allow us to make our own checks with them. Any guest arriving with a previously undeclared ear cropped dog, will be in immediate breach of these Terms and Conditions – see point 3.1 under Breach of Responsibilities.
9.3 We are only able to welcome those breeds which are legal in the UK. This means that we are unable to accept the following illegal breeds: Pit Bull Terrier, Japanese Tosa, Dogo Argentino, Fila Brasileiro and XL Bullies. Exempted Dogs are welcome. Exemption certificates and 3rd party insurance documents (insurance documents to 30th June 2026, after which they are no longer required as part of your dog’s exemption), are required to be seen by us. Please note: We can only welcome Exempted dogs that reside in Scotland, with a Scottish Government Exemption Certificate. We are unable to accept Exempted dogs from England or Wales, as their DEFRA Exemption Certificates are not valid in Scotland, and vice versa.
9.4 There is no charge for dogs.
9.5 If you allow your dogs on the sofas and beds, you must use throws – either your own, or the ones we provide, and please only allow dogs on the beds you are sleeping in yourselves. If beds are found covered in dog hair following your departure, an amount (calculated proportionally to the number of beds affected), of the returnable security deposit will be taken for the additional cleaning and time required, at £25 per hour. (If you would prefer to use your own bedding (sheet, duvet & cover, pillows and covers), please let us know in advance, so that we don’t make up the bed(s), and can store our own bedding appropriately, as well as confirm bed sizes for you). Dog beds are also provided for their use if you cannot bring their own, and you are welcome to use these throughout the cottage.
9.6 Guests must keep the cottage clean of dog hair and sand – excessive dog hair and / or sand, found after your departure that results in additional cleaning will result in costs of such cleaning being deducted from your security deposit at £25 per hour.
9.7 Dogs must not be left unattended in the property unless by arrangement with ourselves and should they cause any damage if they are left, you are liable for all costs to put it right. You must inform us immediately, and not leave notification until departure day, when we may not have time to rectify things. Please do not leave dogs home alone if they are likely to become distressed being in a strange location, or bark constantly – this is not fair on them, us, nor neighbours.
9.8 All dog waste must be bagged and disposed of responsibly in the appropriate bin.
9.9 Dog Shower, Dog Dryer and Dog Towels – we have installed an external, warm water dog shower which you are welcome to use to wash down your dogs. We have also supplied a 2800w dog dryer, for your use. This must not be used in the cottage – it can be plugged in and used inside the old greenhouse / drying room, where it is stored. When using the dog shower and / or dryer, please take care so that you don’t accidentally hurt either yourself or your dog/s. Dog towels are provided in the old greenhouse for your use should you need them. Under no circumstances must the towels in the cottage be used for dogs.

We also provide buggy hire for senior, or post op dogs, at £10 per week, which we donate to Bulldog Rescue & Rehoming. Hire costs must be paid before, or during your stay, but before departure. We will forward you a copy of the receipt from the relevant charity to confirm our payment to them. The use of crates and or the dog buggy, is entirely your own responsibility – any damage caused to them must be paid for before departure.
9.11 Dogs must be on leads and under control in the local area due to sheep, ponies, and cattle grazing. There are also many deer around and, in winter months, feral goats. The land surrounding the property is a mixture of Crofts and Common Grazing land – please familiarise yourself with the Scottish Outdoor Access Code outdooraccess-scotland.scot
10.1 Pets other than dogs are not allowed at the property unless agreed with us before booking.
11.1 You must take good care of the property and all its contents and leave them in the same condition as they were upon your arrival. You will be liable for the cost of any damage, breakages, and losses and any additional cleaning or repair costs incurred due to your non-compliance with this condition.
11.2 All damage must be notified to us before your departure.
11.3 We reserve the right to deduct costs in part or in full, from any held returnable security deposit, to cover any costs incurred in rectifying any damage caused by the deliberate, negligent, or reckless act to the property or its structure. If the damage comes to light after your departure, we reserve the right to send an invoice for the amount to the registered address. We will attempt to rectify any damage ourselves before contracting specialists to carry out the repairs and will make every effort to keep any costs incurred to you at a minimum.
12.1 Free Starlink Wi-Fi is available at the property. We cannot be held responsible for technical availability.
13.1 Parking is available at the front of the property. Please keep the gates to the driveway closed to prevent deer entering the garden. These cables recharge the EV using a domestic power source via a 3-pin wall socket. Domestic chargers are not suitable for use at the Property and will create a fire hazard. The use of domestic chargers is strictly forbidden. We retain the right to carry out reasonable inspection, on a without notice basis, to ensure that granny chargers are not in use in the Property.
